An additional fee of 50.00 will apply for REO appraisals 

Please notice our fees are NOT based on value, why not? Simply because if we advertise 300.00 for values up to 999,99 and 400.00 over that, I might have a different incentive, therefore our fees are based on complexity and time to preform all the necessary steps to form a credible opinion of value for your property. Some homes are "unique" and require additional time, rural properties normally have low density therefore more time spent traveling to find closed sales in that area similar to the subject.
