We’re hearing from many homeowners who have recently received a shocking letter from their mortgage company. The letter states that their Home Equity Line of Credit has been suspended or cancelled.  Most explain that they’ve used a “proven valuation method” to determine that your home value has decreased below the amount required to support the Line of Credit.

What they don’t tell you is that “proven valuation method” is a sophisticated computer program, not a real person.  The computer program won’t know about the unique features of your property, recent changes and updates, or what qualifies as a legitimate comparable property.  The computer doesn’t know about school districts, your neighborhood, the area housing market, and how that all relates to value.  But I do.  Only a living, licensed real estate appraiser like me can get you the most accurate property valuation possible.

If you’re interested in preserving your property value, don’t trust the bank’s computer program.  And don’t let them cancel your Line of Credit without a response.  Please contact me at bruceco@yahoo.com.  I can help you determine the real value of your biggest investment.  It may be significantly different than what you’ve been told.
