Protect your line of Credit

We’re hearing from many homeowners who have recently received a shocking letter from their mortgage company. The letter states that their Home Equity Line of Credit has been suspended or cancelled.  Most explain that they’ve used a “proven valuation method” to determine that your home value has decreased below the amount required to support the Line of Credit.

What they don’t tell you is that “proven valuation method” is a sophisticated computer program, not a real person.  The computer program won’t know about the unique features of your property, recent changes and updates, or what qualifies as a legitimate comparable property.  The computer doesn’t know about school districts, your neighborhood, the area housing market, and how that all relates to value.  But I do.  Only a living, licensed real estate appraiser like me can get you the most accurate property valuation possible.

Myths about "free" online home values

While surfing the Internet or watching television, you may have seen that there are websites that can give you the "value" of your home for free. Don’t fall for it! Only a professional appraiser can reliably give you an opinion of the fair market value of your home at any given time. Many websites that promise a "value" for your home are referral services for real estate agents looking for people thinking about selling their homes. (That’s the biggest reason people want to know how much their house might be worth, after all.) We’re all for entrepreneurship, but what you get out of the deal isn’t a "free home value." Instead, it’s a consultation with a real estate agent who will tell you what the home could sell for if you hire the agent. It’s "free," but "free" in the sense that you can get a "free" three–day, two–night vacation if you agree to sit through a sales pitch first. It’s likely to be inflated, since the agent wants your business and promising a higher value might help convince you to hire them. Some sites use your address and other information to connect to a database of recent sales in your neighborhood. They then use that information to guess what your home might be worth. Sometimes they tap into your county assessor’s information, if it’s available online. Most of the time, you’ll notice they ask what you paid for the house and when you bought it. Usually this means they’re going to take that figure, multiply it by how much the "average" home in your metropolitan area has appreciated since you bought it, and give you that figure. In any case, it’s unreliable. A professional appraiser will: look at recent sales as well as similar properties still on the market and asking prices  consult with real estate professionals and other appraisers to see what the market in your neighborhood not just what your metropolitan area is doing make careful, professional adjustments based on dozens of possible factors. Prepare for your FHA inspection

FHA requirements are different than a conventional loan, when I come to inspect your home for an FHA/HUD insured loan the following needs to be in compliance; water heater must be strapped and to county/city code, the garage door must have a working auto stop, all appliances, central heat and air conditioning units, electrical outlets and hot water heater must be in working condition. Access to the attic and crawl space need to be cleared so I can inspect them.

Help Needed

I have a need for a certified appraiser that can cover Alameda, Contra Costa and San Mateo counties, you will have to pass a backround check and submit a 2055, 1004 and a 1025 that has been completed within the past 90 days, I have very good clients that pay on time. It will be a fee split situation and you will be responsible for your own MLS. I use Wintotal (Aurora version) and Xsites to transmit reports. I also need a full licensed appraiser to help with an overload in Sonoma, Marin and San Francisco counties.

At this time in parts of the Bay area there are homes declining up to 47% and some area's have actually seen a slight increase. The area's that are showing a decline have an abundance of listings, most are "Short Sales" and REO's (bank owned), those homes have been in the under 450K range until recently when the homes that sold in 2005 for 750K are now joining that market. Those sales are driving the value in those markets downward. This has caused a need for more accurate and timely appraisals. This is a very fluctuating market and the need for unbias real estate appraisals has never been greater. After completing over 3,500 appraisals we feel we can give you the quality service you deserve.

Declining Values-Property Taxes

I purchased my home in Petaluma, Somona county in 2005 like a lot of you, the value has decreased just like a most of the homes in the Bay Area. I called the assessors office and let them know about the deceased values in Petaluma and other parts of Sonoma county, I was directed me to the county appraiser, who gave my home a "revaluation" and revised my taxed value downward $41,000 a savings of 410.00 a year. No appraisal was needed. Check your tax bill, challenge them and get a reduction. If they disagree with you, then you can call me, as an expert real estate appraiser, I have the knowledge to complete a credible opinion of value that can be used to challenge the higher taxed value.
